This is just a rough idea. The calculator uses your inputs and the formulas below; it does not verify ARV, rehab scope or local market conditions. BP is shown before any separate assignment-fee deduction. The 92% ARV factor is fixed in the total-margin formula.
How the formulas and automatic selection work
- Aggressive BP
- (ARV − Rehab) × buying percentage
- Conservative BP
- (ARV × buying percentage) − Rehab
- Total margin (TM)
- (92% × ARV) − Rehab − BP
- Margin guide
- TM should generally be at least 15% of BP.
Both methods use the same ARV, rehab budget and percentage. Aggressive is used when it produces a positive BP and meets the margin guide. Otherwise conservative is shown. If conservative also misses the guide, the result is flagged for review. Zero or negative buying prices are not presented as usable offers.
These formulas do not separately deduct an assignment fee, financing costs or other deal-specific costs. Review the full deal budget before deciding on an offer.

UNDERSTAND YOUR STARTING POINT
A few useful details.
What do ARV, BP and TM mean?
ARV is your assumed after-repair value. BP is the buying price produced by the selected formula and is shown as an indicative MAO. TM is the model’s total margin: 92% of ARV, minus rehab and BP. This is a screening calculation based on the figures you enter.
What happens if both methods miss the 15% guide?
The calculator shows the conservative result with a clear warning. It does not automatically reduce your percentage or treat the deal as qualifying. Revisit the assumptions or request a property-specific review.
Is an assignment fee included?
These buying-price formulas do not separately deduct an assignment fee. Include that fee and your other deal-specific costs when deciding what you can offer the seller.
Can Solomon help with a more accurate analysis?
